Citibee, Europa Property Groups and Trinova Real Estates JV UK offices have signed three new tenants at Windmill Green, Manchester. The leases add up to 17,100 square meters.
Located in the heart of the city centre, Windmill Green is Manchester’s first BREEAM-certified office building with a pavilion, event space and communal roof terrace.
The largest of the leases is specialist technology consultancy Clancy Consulting, which leased around 7,700 square meters of renovated premises on the fourth floor of the building on a 10-year lease.
On the fourth floor, commercial real estate consultancy Lambert Smith Hampton has taken a 10-year lease of approximately 4,700 square meters of bespoke and fully furnished premises here.
Finally, Hempsons, a leading healthcare law firm, has signed a 10-year lease for approximately 4,700 square meters of high-quality and fully furnished premises on the third floor of the building.
The three deals signed in July reflect strong rental performance for the building and provide high-quality additions to an already diverse tenant mix. There is now only one room in the building.
Savills and Avison Young represented Citibee on all three lettings.
Trinova’s Head of Asset Management Mike McCarrick comments:
“Windmill Green is a great example of what a modern workplace has to offer, with a fantastic location, impressive amenities for tenants and a high ESG profile that enables tenants to enjoy the building. This vision is shared by the new tenants, who we are delighted to welcome to the building with long-term commitments.”
James Tudell, director of asset management at Europa Asset Group, adds:
“Citibee’s strategy is to invest in well-located and sustainable workplaces in key European innovation cities. In addition to the quality of the property and premises, we believe that modern office occupiers are attracted by high-quality amenities and facilities and a strong sense of community. We are very pleased with the recent lettings in Windmill Green, which is part of this strategy. We believe that is a clear confirmation.
