A four bed flat on St. James’s Street, London, which boasts ‘proximity to royalty’ in its sales particulars is on the market for £22.5m.

The location of The Clarence, a 5,000 sq ft high spec flat in the Grade II* listed St. James’s House, means the new owner will effectively be near neighbours with Prince Charles and Camilla at Clarence House and HM The Queen and Prince Philip when they are in residence at Buckingham Palace.

Whether proximity to royalty is a benefit or not is a matter of personal opinion of course. It is more likely that prospective purchasers will be attracted to pay £22.5m for this flat due to its proximity to central London as well as the ultra-prestige St. James’s address.
